The £1.9bn re-development at Smithfield is moving ever closer to being realised, with up to 50 new buildings earmarked, including up to 3,400 new homes & mixed-use floor space.

Smithfield Birmingham Phase One is coming! Hybrid plans (full detailed planning & outline for future phases) will be here before the end of 2022 for this once-in-a-lifetime £1.9b redevelopment at the heart of the city – with an anticipated 2023 start date.

The latest draft plans, which are subject to changes and can be seen below, include the following:

  • A new market destination building
  • 375 homes across 4 new builds
  • A Health & Wellbeing Hub
  • An independent retail, business & residential building
  • A vibrant Festival Square
  • Builds of 5 to 16 storeys.

1NEW MARKETS (David Kohn Architects; Eastside Projects)


The new markets will become an iconic centrepiece for the city – an international creative and cultural destination that will serve local needs and draw people together.

The new Smithfield market will be full of character unique to Birmingham, with inclusive access for all and a visitor experience that will excite the senses. It will balance the needs of existing market stall holders and customers with those of aspiring future businesses and users.

It’ll bring together the current Indoor and Rag Markets, complemented by an outdoor market space on the site of the Open Market. A new rooftop garden with spectacular views over Festival Square, plus planting space and garden stalls to promote biodiversity and wellbeing.

Space for live performances and events, day and night – celebrating the city’s rich cultural, musical and artistic diversity. Places to eat, drink and socialise with friends and family including a new dining hall.

2 - NEW HOMES (dRMM; Intervention Architecture)

Draft plans include four new buildings comprising around 375 new homes of 5 to 16 storeys, with a central residents’ courtyard, ‘grow gardens’, roof terraces, outdoor seating, lounges, breakaway spaces, workspace, gym, 13K SF of leisure and retail, including a community café.

3 - HEALTH AND WELLBEING HUB (RCKa; Intervention Architecture)

A new mixed-use Health and Wellbeing Hub for everyone! Next to the new market and connected to the rest of Smithfield via a new green pedestrian boulevard, the hub will provide spaces for activity and social interaction that encourage healthy lifestyles and promote communal wellbeing.

Visitors will be able to access a range of retail and leisure facilities including food and beverage offerings, a gym, spa and rooftop gardens. Apartments are being carefully designed to support residential wellbeing – from shared spaces filled with natural daylight to generous apartments with views across Birmingham.

4 - CO-LOCATION IN THE HEART OF THE CITY (Minesh Patel Architects, Haworth Tompkins)

A new space for vibrant ground floor retail and café/ restaurant spaces & 183K SF of small, growing and large businesses as part of a ‘five minute high street’ where key local facilities are all within easy reach. This will complement neighbouring homes, bringing modern work & living together supported by shared social and leisure space.

The building will sit in a prominent location on Festival Square and Central Boulevard, in the bustling heart of Smithfield. Around 100 new homes will be created with dynamic views over Festival Square and direct access from new public transport stops on Central Boulevard.

In this area, there will be 10 storeys of office space, with 12 storeys of housing sitting on top of a two storey retail ‘podium’.
